2517 North Eastlake is a historic Victorian single-family residence officially called the “Rice House,” after the couple it was built for in 1903. It features a medium bedroom up front, and a small bedroom in back, connected by a hallway with a full bath in between with a bathtub/shower combo with new blue and white ceramic tile. Both bedrooms have new remote control operated, lighted ceiling fans. The entire charming house was recently painted white, inside and out. The property features five car off street parking, two cars fit in the side-by-side double garage with a new roof, new roll up garage doors, one with remote control opener. And a newly finished cement floor. Completely spotless, and grease-free. The widened driveway entrance can accommodate three additional cars, for a total of five off street parking spaces. All windows have nice, new, broad, wooden horizontal Venetian blinds. There’s two windows in the rear bedroom with two four feet-by-four feet double pained windows to provide easy fire exit. The rear wooden porch, and steps were rebuilt. There’s a powerful new gas space heater in the living room. The entire electrical system was replaced down to every last wire, and outlet. All the plugs are now modern, three-pronged grounded outlets. There’s a new electrical box with a modern digital meter. New gas meter as well. The previously small basement was expanded into a large, well-lit storage room with washer and dryer connections. It could be used as a workshop, and laundry. One, or both of the garages could also be used as a workshop, or recreation room. The garage could accommodate a pool table, and a Jacuzzi. I added a new half bath with commode and washbasin, with a full-wall mirror, that opens towards the living room rather that thru the hall as does the original full bath. There’s a nice full-size gas range with oven, and a frost-free refrigerator with freezer. The kitchen has four double electrical outlets like a modern home would. There’s a large new closet with double, mirrored sliding doors in a hallway that leads from the back door to the kitchen, and to the rear bedroom. The rectangular living room with a vaulted ceiling is the largest room in the house, and provides direct access to the front bedroom, and kitchen as well as the new half bath, and a small new closet. There’s new wall-to-wall carpet in the living room, and bedrooms. There’s a new five-part wired fire alarm system with battery backup in the bedrooms, hall, living room and kitchen. There’s a new sprinkling system for the new lawn, and professionally landscaped yard. The house is ideally located two blocks west of Broadway. An easy commute by street to downtown Los Angeles. Walking distance to General Hospital/County USC Medical Center, bicycle distance to Cal State L.A., a five, to ten minute drive to the Amtrack/Cal Train Station, and to the Lincoln Heights/Cypress Gold Line Metro Station on Avenue 26.
